STR Investor Notes

Short-term rental is not permitted. The association's rules say so directly: no Airbnb-style letting of any kind.
Longer tenancies are permitted but must be declared. The owner notifies the association, completes a rental form and pays an annual rental fee, and must tell the association when the property falls vacant or the tenant changes.
Penn Forest Township itself allows short-term rental in every zoning district with a township licence, so this is a case where the community rules are stricter than the municipality. The association's ban is what governs.
A clubhouse, pavilion and swimming pool, with the association running its own enforcement and public-safety operation. Dues and resale certificates go through a management company rather than the association directly.

Short-term rental is not permitted by the association, despite the township allowing it. Longer tenancies require notification, a rental form and an annual fee. Confirm the current rules and fees through the resale certificate before purchase.
