Big Bass Lake is an award-winning, Gold Star Certified private gated community in Gouldsboro, PA, located just off Route 380 in the northern Pocono region. The community spans parts of Clifton and Covington Townships in Lackawanna County and Lehigh Township in Wayne County. Built around three private lakes — Big Bass Lake, Lake Natalie, and Larsen Lake — it offers an extensive amenity package. The community combines indoor and outdoor year-round recreation within a single private community.
At an elevation of 1,830 feet, Big Bass Lake has a distinctly cool, mountain feel even in summer — a meaningful draw for visitors from the heat of the New York and New Jersey metro areas. Short-Term Rental Notes
✓ STR Allowed — Township Rules Vary
Big Bass Lake Community Association permits short-term rentals under its own rental rules: every rental must be registered with the association in advance, all guests must be listed, and the association sets occupancy limits that vary by township, along with a community-wide maximum. Rental guests can use the community amenities with association amenity passes. All three township sections allow short-term rentals, but the municipal rules differ. In the Clifton Township (Lackawanna County) section, Big Bass Lake is exempt from the township's STR ordinance, so the association's rules govern. In the Covington Township (Lackawanna County) section, a township STR permit is required in addition to association registration. In the Lehigh Township (Wayne County) section, township STR regulations and licensing apply in addition to association registration. Buyers should confirm the township of any property and the current association and township requirements before purchasing.
