In the Middle Smithfield Township (Monroe County) section, short-term rentals are permitted: starting one is treated as a change of use, so the owner needs a township zoning permit first and then an annual STR license. In the Lehman Township (Pike County) section, new short-term rentals are not permitted in any residential zone. A property already operating as a lawful STR may be able to continue as a grandfathered use, but the township permit does not transfer — a buyer must apply for their own permit and inspection, and the property's Certificate of Non-Conformity must remain in place. Saw Creek's own Rental Policy, effective January 1, 2026, requires the applicable township STR permit before the Association will process a rental, along with tenant registration. Buyers should confirm the township of any property with Saw Creek Estates and the township before purchasing.
