Wagner Forest Park is an established residential subdivision in Tobyhanna Township, Monroe County, with a Pocono Lake mailing address. Its recorded subdivision plan dates to at least the late 1960s, and the neighborhood is still defined by large wooded parcels, community roads and a low-density mountain setting. Lots of roughly two acres or more are common, making it noticeably less dense than the big vacation-home communities nearby.
The community has a small lake with a beach area, boat launch and fishing, while the association's main ongoing service is road maintenance. Roads are a mix of paved and gravel. There is no clubhouse, pool complex or gated entrance, so the appeal is space, woods and a quieter residential character.
Route 940 is close by, putting the wider Pocono Lake recreation corridor within easy reach, including skiing, state parks and water parks, while the larger lots give the neighborhood a more rural feel than its neighbors.
