Short-Term Rental Notes

⚠ STR Restricted - Resort and Township Rules Apply

Short-term rental rules at Eagle Rock are set by a combination of resort and township regulations, and the community spans more than one township. Independent rental listings exist, but resort and association rules govern rental use and many amenities are limited to members. Buyers planning rental use should confirm current eligibility with the resort and the governing township before purchasing.

STR eligibility, HOA fees, and community rules change frequently. Always verify current status directly with the HOA and relevant township before purchase. Information on this page is provided for general reference only and does not constitute legal or financial advice.

STR Investor Notes

Eagle Rock is not an open short-term rental market, but nor is it a flat prohibition. Short stays exist within the resort under a membership arrangement: current listings require the guest to be an Eagle Rock property owner or the accompanied guest of one.
For anyone outside that circle, letting is conventional and longer-term, subject to association approval, background and credit screening, occupancy limits and a renter amenity charge.
A significant practical limit for an investor: amenity access is restricted for renters who are not owners themselves. Since the amenities are the main draw, that materially affects what the property can command.
The resort spans four townships across two counties — Hazle and Black Creek in Luzerne, East Union and North Union in Schuylkill — so the municipal rules that apply depend on where the parcel actually sits. Establish that before anything else.
The amenity package is genuinely substantial: two golf courses, skiing, an indoor aquatic centre, outdoor pools, a lake and beach, equestrian facilities, dining, a spa and trails.

Short stays are limited to Eagle Rock owners and their accompanied guests; general-public nightly letting is not available. Longer tenancies require association approval and screening, and renters who are not owners face restricted amenity access. Confirm which township the parcel sits in, and obtain the association's current rental policy, before purchase.
