STR Investor Notes

New short-term rentals are not permitted. Foster Township restricts them in its residential districts, which covers the community.
A property already operating as a short-term rental before the township's restriction may hold lawful nonconforming status. The township's own solicitor has said so in relation to Hickory Hills specifically, which makes this more than a theoretical point.
That matters to a buyer in a particular way: a listing advertising rental income may be relying on grandfathered status that has to be verified individually with Foster Township, and that status can be lost. It does not transfer automatically on assumption.
A residential lake community with a heated outdoor pool, lake and pavilion. The realistic strategy for a new buyer is a long-term tenancy or a second home.

New short-term rentals are not permitted under Foster Township's residential zoning. A property already operating as one may hold grandfathered status — verify that individually with the township before relying on any rental income, and ask whether it survives a sale.
