Pocono Mountain Lake Estates is an established wooded community in Pike County, near Bushkill and the Delaware Water Gap National Recreation Area. It is made up of three separate associations, each with its own common property: Sections 1–4 (650+ homes) in Lehman Township, Section 5A (50+ homes) in Lehman Township, and Sections 5–7 (500+ properties, 150+ homes) mainly in Delaware Township, with portions in Lehman.
The associations do not share amenities. Sections 1–4 offers the most extensive facilities, while Sections 5–7 has a quieter, more rustic character centered on its community pond and roughly 800 acres of woodland.
⚠ The Sections 1–4 and Sections 5–7 associations have separate facilities, and amenity access is limited to each association's own members. Confirm which section a property is in before purchasing.
✗ STR Not Permitted — Township Zoning
New short-term rentals are generally not permitted at Pocono Mountain Lake Estates. Lehman Township, which covers Sections 1–4, Section 5A and part of Sections 5–7, does not allow new short-term rentals in residential zones. Delaware Township, which covers most of Sections 5–7, requires a township permit and does not allow new short-term rentals in its Residential zone, so the zoning of each parcel must be checked. In both townships, a short-term rental that was lawfully operating before the current rules may be able to continue as a grandfathered use, but that status must be confirmed for the specific property. Buyers should verify a property's township, zoning and rental status before purchasing.
