PIKE COUNTY · DELAWARE TOWNSHIP · DINGMANS FERRY
Pocono Mountain Lake Forest is an established private community in Delaware Township, Pike County, with its community office and clubhouse on Country Club Road in Dingmans Ferry. It is its own association, not to be confused with Pocono Mountain Lake Estates or Pocono Mountain Water Forest, which are separate developments nearby.
The community has the feel of a traditional wooded Pocono subdivision: detached homes and undeveloped lots along community roads rather than a resort complex. The association runs on homeowner committees covering roads and maintenance, buildings, beautification, finance, events and governing documents, and holds board and membership meetings at the clubhouse.
The appeal is the wooded setting, private-community management and a year-round residential atmosphere, close to the Delaware River corridor, state and federal recreation lands and the wider Milford and Bushkill area.
✗ STR Not Permitted — Township Zoning
New short-term rentals are generally not permitted at Pocono Mountain Lake Forest. Delaware Township's Ordinance 802 defines a short-term rental as a stay of 1 to 30 days and does not allow them in the Residential zone, permitting them only in the Rural Residential, Commercial, Quarry and Parkland zones with a township permit. The community's parcels are consistently identified as Residential. A property that operated lawfully before the ordinance may qualify under the township's non-conforming use certificate process, but that status must be confirmed for the specific property. Longer-term rentals are permitted by the association, subject to its rules. Buyers should confirm a parcel's zoning with Delaware Township before purchasing for rental use.
