Pocono Mountain Water Forest is a gated private community in Pike County, with its main access from Route 739 and Log Tavern Road and a further section off Milford Road. The community is divided into sections, and the association reports that Section 6 has full access to the common facilities.
It has a fuller set of facilities than many Pocono subdivisions: a lake for electric boating, an outdoor pool, tennis courts, a baseball field, basketball and squash courts, and a clubhouse with a game room and gathering space that owners can rent for private functions. The association maintains the roads and plows them in winter, and a staffed office handles gate cards, resale documents and resident administration.
Homes vary in age, size and style, reflecting a long development history. The wooded Pike County setting is convenient to Dingmans Ferry, Milford and the recreation of the Delaware Water Gap region.
✗ STR Not Permitted — Township Zoning
New short-term rentals are generally not permitted at Pocono Mountain Water Forest. The community crosses two townships, and both restrict them. Dingman Township allows transient residential use only in its CP, RC and NC zoning districts and names Pocono Mountain Water Forest among the subdivisions where new transient use is not permitted, though uses established before May 19, 2015 may hold nonconforming status. Delaware Township's Ordinance 802 does not allow short-term rentals in the Residential zone. The community's parcels on both sides are identified as Residential. The association itself permits longer rentals, subject to registration, a lease, tenant information, a deposit and insurance. Buyers should confirm a parcel's township and zoning before purchasing for rental use.
