STR Investor Notes

Short-term rental is not permitted. Dingman Township names Gold Key specifically among the subdivisions where an STR permit cannot be issued, so the question is settled at the municipal level.
The township's zoning rules also require an applicant inside a homeowner association to show the community's covenants allow the use, and permit the association to object. Two separate barriers, either sufficient.
The association's own bylaws sit behind a member login, so no minimum tenancy, registration requirement or rental cap can be stated here. An investor should obtain the resale package before assuming any letting is allowed.
Three community lakes — Gold Key, Autumn and Fawn — with a beach, playground, social facilities and an organised recreation programme, plus refuse collection and seasonal dumpster service.

Short-term rental permits are not available for Gold Key under Dingman Township's rules. The association's rental terms are not published — obtain the current resale certificate before assuming any tenancy is permitted.
