Most of the community is in Middle Smithfield Township (Monroe County), where STRs are permitted: starting one is treated as a change of use, so the owner needs a township zoning permit and then an annual STR license. A smaller section lies in Lehman Township (Pike County), where new STRs are not permitted in residential zoning; an existing lawful STR may be grandfathered, but that status must be verified with Lehman Township for the specific property. Buyers should confirm the township of any property and the current POA rules before purchasing.
