A Pocono Country Place

Community Setting

A Pocono Country Place is one of the largest private residential communities in the Pocono Mountains, situated at the top of the Pocono plateau in Tobyhanna. With over 4,500 properties and more than 15,000 full-time residents, it functions as a self-contained neighborhood surrounded by state park land and state game lands. The community includes a mix of primary residences, vacation homes, and short-term rentals: short-term rental is permitted, with a Coolbaugh Township rental license required and each rental stay registered with the community. Four outdoor pools, two lakes with swimming and boating, tennis and basketball courts, and a gated 24/7 security entrance support rental demand. Its location near Kalahari, Mount Airy Casino, Tobyhanna State Park, and Camelback gives owners and guests direct access to some of the Poconos' most visited destinations.

The community has central water and sewer — a meaningful infrastructure advantage in the Poconos, where many communities rely on individual wells and septic systems. This also means in-ground pools are permitted, which adds STR appeal and rental value.
