Community Setting

Lake Watawga is a small, established lake community near Gouldsboro that dates to the late 1940s, with properties spanning Lehigh Township in Wayne County and Coolbaugh Township in Monroe County. Lots were laid out along the western side of the lake beginning in 1949, giving the neighborhood an older and less formally planned character than neighboring Lakeview Estates.

Homes sit along wooded private roads and parts of the shoreline of roughly 150-acre Lake Watawga, and range from older Pocono cottages to lakefront and year-round houses. Development is low-density and the emphasis is on lake recreation rather than a resort amenity package. Qualifying properties hold deeded rights to use the lake and lakeshore for fishing, paddling and boating, and the property owners association maintains parts of the private road system.

The relationship with neighboring Lakeview Estates is unusual. This community's association is the Lake Watawga Property Owners Association (LWPOA), while the lake and dam are owned by a separate association tied to Lakeview Estates; many older Lake Watawga properties hold deeded access rights to the water. The two associations are legally separate, and owning here does not give access to Lakeview Estates' private beach, lodge, trails or courts. The appeal is the quiet wooded setting, the historic character and the lake itself, with Gouldsboro and Tobyhanna State Parks and Interstate 380 close by.

Neither township's permission overrides the community's own restriction. Buyers should confirm the current association rules and the property's township before purchasing.
