STR Investor Notes

Short-term rental is not permitted. Community restrictions are reported to require a minimum tenancy of 30 days, which rules out nightly and weekly letting.
The community straddles a county line, sitting in Lackawaxen Township in Pike County and Palmyra Township in Wayne County. Both townships permit and register short-term rental, so the community's rule is the stricter one and the one that governs.
The association's governing documents sit in an owner portal rather than on the public web, so the 30-day figure is reported rather than confirmed from a covenant. Treat it as a starting point for due diligence, not a settled term.
A substantial amenity package: Fawn Lake and motorised Westcolang Lake, indoor and outdoor pools, a beach, fitness facilities, boating and a full activities programme. That supports seasonal and longer tenancies even though nightly letting is off.

A 30-day minimum tenancy is reported, but the association's documents are not public and the figure is unconfirmed. Both townships permit short-term rental; the community does not. Obtain the resale certificate before relying on any minimum term.
